Terms and Conditions

The general terms and conditions (AGB) apply to all our properties on the East Algarve.
For holiday rentals: The property's condition is based on the information provided in the internet advertisement, email, or personal offer at the time of booking. We rent out the property furnished, equipped with simple but good basic amenities. Depending on the season, we provide a heater/radiator in winter and possibly 1 fan in summer.
Additional persons staying for an extended period beyond those agreed upon in the contract/protocol must be discussed with us. In such cases, a price adjustment is usually made, as more people may lead to higher wear and consumption, impacting furnishings and utilities.
For long-term rentals: We hand over the house/apartment and the garden in a basic cleaned and good condition. When vacating, the house, including the garden, must be handed back in a basic cleaned state. We can arrange for cleaning staff/gardeners, and the billing will be handled through us. Towels and bed linen are only provided upon request/agreement for long-term rentals.
During the handover of the property, we create a small protocol for both parties, noting down the meter readings. After your stay, we will settle the consumed utilities against the paid utilities.
The provided security deposit and the settlement of additional costs will be made directly after the rental period ends and will be transferred to your account within 10 days at the latest.
Rent payments and additional cost payments are due on the 1st of each respective month, according to the specified accounts in the contract/protocol. For confirmed bookings, the first payment is immediately due to secure the booking. Refunds for cancellations are only applicable up to 2 months before the travel date.
In the case of a cancellation for long-term rentals, we offer the following solution: After the cancellation day, your rental period will continue for another 8 weeks to compensate for the loss or to find a new tenant. The termination date does not have to align with the beginning of a month; it can be any time.
The handing over and returning of the key will be communicated by us in a timely and written manner. Please inform us in advance of your arrival time so that we can arrange for the key handover.
Pets allowed only after prior agreement with us.
During the booking period, we are usually not on-site, but we are easily reachable by phone, SMS, and email – you will receive our full contact details upon booking. We recommend all tenants to take out a travel insurance specifically tailored to holiday home renters, including cancellation coverage.
For the winter months: Due to the electric heaters/radiators, we will settle the electricity consumption with you on a monthly basis.
Should any provision of this agreement be wholly or partially invalid or later lose its legal effect, the validity of the remaining provisions shall not be affected. Additions and amendments to the rental contract/protocol must be made in writing.
